Water heater problems!?
I just bought a house built in 97 well taken care of. I have a 40 gallon water heater. My water heater sucks balls. I get up at 4am take a shower and I have adjustable hot water for only less then 4 min. Then its just luke warm. I'm wana rip it out and throw it in my neighbors pool!! I'm thinkn of going tankless but not at this time. Is there any suggestions on what I can do or what's wrong with it????????
Flushing your heater couldn't hurt and doesn't take long. Since you have hot water for four minutes, it sounds like your thermostat is at a reasonable setting, but try turning it up and see if it produces scalding water for those four minutes (dangerous) or if it helps.
But it sounds like the real problem is a broken "dip tube". It's connected, inside the tank, to the cold water inlet. Cold water is pushed through it to the bottom of the heater, where it mixes with the hot water. If it's broken, the cold water mixes at the top and very quickly cools off the water right where it goes out through the (supposedly) hot water outlet.
The dip tube is cheap $5 or so, and very easy to replace. All it requires is turning off the water, draining some out, disconnecting the cold water inlet pipe or tubing and inserting the new tube.

How A Tankless Water Heater System Works
In order to understand how a tankless water heater system works, it is important to know how those old fashioned water heater products do. Many people that are living in homes and apartments more than a decade old may have one of these units. With a regular water heater, a large tank holds water, which is heated to temperature. Then when you turn the water on, this reservoir of hot water flows out of the tank, being replaced with cold water. At some point, the tank is going to hold just cold water, and you have to wait until the tank heats up again until you can use hot water. Even when you are not using the hot water, the tank is still being heated, to keep the water hot. This is called stand by heat loss, and can cost you money on your utility bill.
Here is how a tankless water heater system works. Instead of having a regular water heater with a tank, the tankless unit uses a series of coils inside the heater housing. Depending on the power source, it will have either an electric coil that heats up, or a heat exchanger for gas or propane. As the water passes through these coils, it heats up to the right temperature and comes out the other side as hot water. When you turn the water off, the flow stops and the heating source shuts down until it is needed again.
Now you have many of these same features in a tankless water heater system that you do in a regular system, as well as much more. You can have the electronic control panel mounted in your home where you can easily access it, and if you find the temperature to hot or cold, you can adjust it. These systems last longer, and in many cases have a better warranty.
There are many advantages to having a tankless water heater system installed in your home. Because you don't have to worry about a large bulky tank, you can install these water heater units just about anywhere, under a sink, near a washer or hot tub, and you don't have to worry about weight. Because it is tankless, there is no wasted energy trying to keep water hot even when you aren't using it.
Even with all these advantages, a tankless water heater systems isn't without it's faults. They can sometimes be more expensive than the old style water heater modes. They won't instantly heat up the water, and you may have to wait a few seconds before hot water starts coming out. How hot is stays over a longer period of time is factored by how many gallons per minute is flowing through the system, as well as the ambient water temperature of the area you live in. Some units do require special water and gas hook ups, and the ventilation systems may need to be upgraded.
It may not be necessary to replace the water heater you are currently using to a tankless water heater system, but when it come time to replace the one you have, you should consider doing so.
